When you buy cheap property in Bulgaria

In order not to be disappointed with your real estate purchase it is important to have realistic expectations when you buy cheap property in Bulgaria.
1. Don’t expect to pay under 10 000 Euro for your property and to find it in mint condition. There will be always something to be fixed, some cosmetic work and in some cases when the property is really cheap some major renovations.
2. In most of the cases Bulgarian rural houses don’t have inner bathroom and toilet installed. This is something normal and it is very easy and not so expensive our building team to install one for you.
3. Almost every rural house in Bulgaria has main running water (coming from pipes) often the property comes with water well in the garden which allows you to use FREE water for swimming pool or for irrigation. When the house has not been inhabited for several months the main water is disconnected in order to avoid leakages especially in the winter when the pipes might freeze. It takes only couple of days the water to be switched back on if it was disconnected.
4. Almost all Bulgarian house properties have electricity. When you buy such property and especially when you decide to renovate it, it is always good idea to rewire it with modern cables and fuse box. This way you will have proper power supply system in the house that will prevent from fire and appliances damage.
5. It is absolute must to check the roof of the property after you purchase it. We have dedicated building team that deals with roofs. They will check the roof of your new house, will replace the cracked tiles when needed and will report if the roof needs more work in order to be safe.
6. If your new property is not inhabited for several months especially in the spring and summer the garden might become overgrown, in such cases it is good idea to contact us at least two weeks prior your arrival to send a team of gardeners to clean your garden for you. This is not something expensive but in some cases it might take several days if your garden is bigger than 1000 sq. meters.

Buying Bulgarian property on payments through our Pay Monthly program is an excellent way to obtain the property you wish without any stress.
When you explore the properties listed on our website in the description of each property you will see a list of “Payment Options” which specifies the different ways you could pay for the Bulgarian real estate you want to purchase.

After we receive your first payment the property you are buying is reserved for you and it is put off the market. At this point we will prepare your purchase contract and will send it to you for signature.
Once you have your contract signed you can visit, stay, rent and renovate the property you are buying.
The Title Deed (called Notary Act in Bulgaria) with your name on it is issued two working days after you make your final payment.

The Buying Process or How to Buy a Property in Bulgaria

STEP 1: explore our website and find the property that interests you then send an enquiry for it.

STEP 2: Our agents will confirm if the property is still available and will get back to you with detailed information about the payment options and the deposit you need to send in order to reserve the property for you.

STEP 3: When you receive confirmation from our agent you have to send the deposit through bank transfer or through PayPal.
It is important to inform us immediately after you sent the deposit in order the property to be reserved for you!!!

STEP 4: We will send you the preliminary contract about the property you are buying.

When you pay the property “CASH” you will have 20 days after you’ve paid the deposit to transfer the rest of the money for completion of the deal and issuing title deeds on your name.

If you choose to pay on Pay Monthly then the deposit is in fact your first installment and in the contract will be pointed the following installments you have to make and the dates for each installment. When you use Pay Monthly option the Title deeds on your name is issued 2 working days after you complete all the payments for the property.
